Here are a few of the elements that we cover in a roof inspection:
Shingles or Tiles and Flashing
We’ll take a look at the overall state of your shingles, making note of cracks, missing tiles, warping, moss or other vegetation growth or damaged flashing. Water pooling or sagging will also be something that we’ll note while looking at the exterior of your roofing system, as they can suggest an underlying problem.
Ventilation Fans, Vents, and Soffits
We’ll want to be sure that ventilation fans, whether powered or not, are in good working order to be able to facilitate airflow through the roof. Soffits, the openings underneath the eaves of your roof, should also be free of debris or damage to allow for air to run through your ventilation system.
Gutter System
Gutters are an important part of a home inspection, as this is the system that facilitates water runoff that could otherwise damage roof tiles and lead to underlying wood rot. We’ll make sure that all of your gutters and downspouts are properly fixed to the roof and siding of your home and free of debris or blockages.



Attic Inspection
Once we finish the inspection of the exterior of your home, it will be time to head inside and see how your roof is doing underneath. So, we’ll head to the attic and take a closer look at everything from drywall to insulation to the framing of your roof.
Structural Integrity
There are some warning signs that we’ll take particular care to look for during a roof inspection. Things like sagging areas, water pooling, leaking, and unusual noises are warning signs that the structural integrity of your roof might be compromised.
Plans for moving forward after the inspection
Once our team at Top Construction & Roofing has finished our inspection, we’ll work with you to put together a plan of action to get your roof in great conditions. This might be as simple as swapping out a few cracked tiles for new ones or upgrading your ventilation fans to run smoother and facilitate better airflow. Or, we might recommend a more involved process of replacing your shingles or updating your insulation. In more rare cases in which a home’s roof is in a very bad state, we might suggest a full roof replacement.
